Frequently Asked Questions

Everything you need to know about investing in Jumeirah Golf Estates

Jumeirah Golf Estates (JGE) is Dubai’s most prestigious luxury golf residential community. Spanning 1,119 hectares along Sheikh Mohammed Bin Zayed Road (E311), it comprises 16 distinct gated sub-communities surrounding two Greg Norman-designed 18-hole championship golf courses — Earth and Fire. Master-developed by Nakheel (now overseen by Wasl), JGE houses 10,000+ apartments, 1,100+ villas and 260+ townhouses, offers its own Metro station (Route 2020 Red Line), and hosts the annual DP World Tour Championship. In 2021 it was rated one of the world’s top 10 lifestyle estates.

Jumeirah Golf Estates was originally conceived by Leisurecorp, a subsidiary of Dubai World, and launched in 2005. Following the global financial crisis in 2008–2009, Nakheel — Dubai’s master developer — took over the project in 2010 with significant government financial support to ensure completion. The Earth and Fire golf courses were both designed by world golf legend Greg Norman. Today, JGE is managed by its own dedicated development company under Wasl Asset Management Group, a government-owned entity. Wasl announced the transformative ‘The Next Chapter’ masterplan expansion in May 2025.

Jumeirah Golf Estates is located in Me’aisem 1, Dubai, along Sheikh Mohammed Bin Zayed Road (E311). It sits between Dubai Production City (IMPZ) to the north and Dubai Sports City to the east. The community has its own dedicated Metro station — Jumeirah Golf Estates Metro Station — on the Route 2020 extension of the Dubai Metro Red Line. It is approximately 30 minutes from Downtown Dubai and DIFC, 25 minutes from Dubai Marina, and 20 minutes from Al Maktoum International Airport (DWC).

JGE offers three main property types across its 16 sub-communities. Villas (3–7 bedrooms) are the dominant type, ranging from AED 4.15M to AED 85M+, with an average sale price of AED 11.2M. Townhouses (2–4 bedrooms) are available in communities such as Redwood Park and Jouri Hills, starting from AED 3.9M. Apartments (1–4 bedrooms) are concentrated in Al Andalus, the community’s most accessible entry point, starting from AED 1.2M. Around 75% of properties offer direct golf course frontage; the remainder face lakes, nature strips or parks.

Yes — villas are the defining property type of Jumeirah Golf Estates. The estate houses 1,100+ villas across 13 villa-focused sub-communities, split between the Earth Course (606 villas: Lime Tree Valley, Olive Point, Sanctuary Falls, Whispering Pines, Sundials, Wildflower, Hillside) and the Fire Course (438 villas: Redwood, Flame Tree Ridge, Jumeirah Luxury, Orange Lake, Sienna Lakes, Sienna Views, Valencia Grove). Villas range from 3 to 7 bedrooms, 6,000–12,000+ sqft, with private pools and golf course frontage. Average villa sale price is AED 11.2M; top transactions have reached AED 34.5M.

JGE’s most sought-after sub-communities include: Lime Tree Valley (Earth Course — large 5–6 BR villas, highest recorded sale AED 34.5M), Sanctuary Falls (Earth Course — premium 4–6 BR villas with lake and fairway views), Sienna Lakes (Fire Course — 4–6 BR villas overlooking lakes and course), Flame Tree Ridge (Tuscan-inspired townhouses and villas), Hillside (20 ultra-luxury modernist villas by the Clubhouse), and Al Andalus (apartments and townhouses — best entry point for investors). Jouri Hills by Arada is the most recently completed new community, offering contemporary 3–5 BR townhouses and mansions.

JGE residents enjoy: two 18-hole Greg Norman championship golf courses (Earth and Fire), the JGE Clubhouse (pools, spa, gym, billiards, kids’ play area, dining, outdoor cinema), Middle East’s only European Tour Performance Institute (ETPI), Tommy Fleetwood Golf Academy, padel tennis courts, tennis academy, community jogging and cycling tracks connecting all 16 estates, five lakes, Marketplace by Choithrams supermarket, Spinneys, on-site dining (Flame Tree Restaurant, Bussola, Crafty Fox, Tap & Grill), 24-hour gated security, and the JGE Country Club with resort-style pool facilities.

Yes — JGE is consistently rated one of Dubai’s most family-friendly luxury communities. The gated, low-traffic environment with 1,119 hectares of greenery is ideal for children. Community parks, playgrounds, cycling tracks, pools and the Country Club make for an active family lifestyle. Nurseries including Dibber JGE Nursery, Chubby Cheeks and Redwood Montessori operate within or adjacent to the community. Victory Heights Primary School and The Royal Grammar School Guildford Dubai are within 10–12 minutes. Mediclinic Me’aisem (10 min) and Mediclinic Parkview Hospital (15 min) cover family healthcare needs.

Jumeirah Golf Estates is one of Dubai’s most pet-friendly communities. The vast greenery, lakeside paths, community parks and low-traffic streets throughout all 16 gated sub-communities make it ideal for dog owners. Apartment buildings in Al Andalus may have specific pet policies by tower, but the villa communities are broadly pet-friendly. Veterinary clinics are located in nearby Motor City (10 min) and Dubai Sports City (10 min). The community’s open landscape is among the best in Dubai for pets.

JGE offers a serene, resort-style lifestyle defined by lush greenery, championship golf and private, gated community living. Daily life revolves around morning rounds on the Earth or Fire course, walks along the community lakes, Clubhouse dining, and the Country Club pool. The pace is quiet and exclusive — very different from Dubai’s urban hubs. The resident demographic is predominantly wealthy Western expats, corporate executives, professional golfers and high-net-worth families seeking privacy, space and nature. Annual highlights include the DP World Tour Championship, a globally televised event that brings international prestige to the community.
