Frequently Asked Questions

Everything you need to know about investing in Palm Jebel Ali

Palm Jebel Ali is Dubai’s second palm-shaped man-made island and its most ambitious real estate development. Spanning 13.4 km² — twice the size of Palm Jumeirah — it features 16 fronds, a central trunk, and a crescent breakwater, extending Dubai’s coastline by 110 km and providing 90 km of private beaches. Originally launched in 2002 and paused during the 2008 financial crisis, it was relaunched in 2023 under Dubai’s 2040 Urban Master Plan by master developer Nakheel (a Dubai Holding company). It is designed to house 35,000+ families across luxury villas, apartments, 80+ hotels and world-class leisure and retail destinations.

Palm Jebel Ali is master-developed by Nakheel Properties, a government-owned Dubai Holding company and the developer behind Palm Jumeirah, The World Islands and Jumeirah Islands. Originally conceived by Leisurecorp (Dubai World) in 2002, Nakheel assumed full control in 2010 and officially relaunched the project in 2023 with H.H. Sheikh Mohammed bin Rashid Al Maktoum’s personal approval of the revised masterplan. AED 17 billion in strategic financing — arranged through Mashreq Bank, Dubai Islamic Bank and Emirates NBD — backs the development. In July 2025, Select Group became the first private developer confirmed for the island via a Dubai Holding land sale.

Palm Jebel Ali is located off Dubai’s southwestern coast, near Jebel Ali Port and Jebel Ali Free Zone (JAFZA), south of Palm Jumeirah along the E11 Sheikh Zayed Road corridor. It sits at the intersection of the D57 (Jebel Ali Al Hibab Road) and has a dedicated 6 km access road from Sheikh Zayed Road. Key distances: Dubai Marina — 15 minutes; Al Maktoum International Airport (DWC) — 20 minutes; JAFZA — 5 minutes; Palm Jumeirah — 25 minutes; Downtown Dubai — 40 minutes. The island is approximately 50 km from central Dubai and forms a strategic part of the wider Dubai South / Expo City urban growth corridor.

Current Phase 1 offers exclusively ultra-luxury villas and custom plots on the fronds. The Beach Collection comprises 5 and 6-bedroom villas (7,300–8,500 sqft) with 10 bespoke designs by international architects including SAOTA, WATG, NAGA and LOCI. The Coral Collection features 6 and 7-bedroom three-storey villas (11,200–12,200 sqft) for the ultra-prime segment from AED 42M+. Custom villa plots are available on the frond tips (21,500–28,000 sqft) from AED 42M+. Apartments on the Trunk and Crescent will be released in upcoming phases, as will townhouses and branded residences. Average villa price is AED 23.7M per Property Finder data.

Yes — villas are the exclusive property type on Palm Jebel Ali’s 16 fronds. All frond properties are ultra-luxury 5 to 7-bedroom beachfront villas with private beach access, private pools, and direct sea views. The Beach Collection (5–6 BR, from AED 18.1M) and Coral Collection (6–7 BR, from AED 42M) are the current releases. Custom villa plots (21,500–28,000 sqft) on frond tips start from AED 42M for buyers who wish to design bespoke homes with their own architects. Every villa on the fronds has dual-sided beach access. The highest recorded plot transaction reached AED 115–116M, making these among Dubai’s most expensive land assets.

Palm Jebel Ali’s most sought-after projects in Phase 1 are: The Beach Collection — 10 architecturally distinct 5–6 BR villa designs by SAOTA, NAGA Architects, LOCI, and WATG (Cyan Sky, Cobalt Beach, Baia Luna, Wave Crest, Ocean Whisper, Bluejay); The Coral Collection — ultra-luxury 6–7 BR villas (Hibiscus, Coral Living, Red Aurora, Porcelain Rose, Cranberry Sky); Custom Villa Plots on Fronds K, L, M, N, O, P (from AED 42M); and the Palm Jebel Ali Apartments on the Trunk (forthcoming). Fronds I, J, M and P are the most advanced in construction progress and are earmarked for the earliest handovers (2027).

The Palm Jebel Ali masterplan includes: 90 km of private beaches with direct frond access from every villa; six marinas for yachts and water sports; 80+ luxury hotels and resorts on the Crescent; Sea Village waterpark; boardwalk promenades; eco-resorts and wellness retreats in the 146-hectare Spine District; retail and dining destinations on the Trunk; parks, cycling and jogging tracks; GEMS World Academy campus; healthcare centres and clinics; mosques; and smart city infrastructure including solar energy and sustainable utilities. The island is designed as a fully self-contained community for 35,000+ families.

Yes — Palm Jebel Ali is designed with families firmly in mind. The masterplan includes GEMS World Academy, international school plots, nurseries, healthcare centres, community parks, playgrounds and green corridors throughout the island. The low-density frond design (only 2,012 villas across 16 fronds) ensures privacy, safety and spacious living with no through-traffic. The 90 km of private beaches, cycling paths, waterfront promenades and family resort zones make it an outstanding family destination. However, as the island is under construction with first handovers from 2027, full family infrastructure will mature over 2027–2030.

The Palm Jebel Ali masterplan is designed with open green spaces, promenades, beaches and walking paths that are inherently pet-friendly. Given that all Phase 1 properties are 5–7 bedroom standalone villas with private gardens and private beach access, pet ownership will be very practical. Villa community policies will be confirmed as handovers approach in 2027. For current pet and veterinary services, residents of the wider Jebel Ali area use clinics in Dubai Marina (15 min) and JLT (20 min). The island’s low-density, open design makes it one of Dubai’s most pet-suitable luxury communities.

Palm Jebel Ali will offer the most exclusive private island lifestyle in Dubai — quieter and more secluded than Palm Jumeirah, with larger villas, wider private beaches and intentionally lower density. Daily life will revolve around direct beach access, marina living, world-class dining at 80+ hotel restaurants on the Crescent, waterfront promenades and wellness resort facilities. The island is designed as a smart, eco-conscious community — solar energy, green corridors and sustainable design are built into the infrastructure. It will appeal strongly to ultra-HNW families, global investors and individuals seeking the ultimate private waterfront residence in Dubai.
