OMNIYAT was founded in 2005 by Mahdi Amjad, who serves as Founder and Executive Chairman. OMNIYAT achieved AED 2.94 billion ($800.2 million) in sales in 2024 across just 46 transactions — capturing 37% of all Dubai property deals above $10 million, more than any other developer. On Palm Jumeirah, OMNIYAT commanded 58.1% of the ultra-luxury market with AED 2.18 billion from 33 transactions. In Business Bay and Downtown Dubai, OMNIYAT held 43.5% market share. ORLA Infinity sold out all 20 duplexes for AED 1.4 billion (achieving AED 10,000 per sq. ft.), and The Lana Residences’ final penthouse sold for a record AED 139 million.

The Opus is OMNIYAT’s most architecturally iconic project — the only building in the Middle East designed by the late Dame Zaha Hadid. Located in Business Bay, this award-winning mixed-use tower features a distinctive cube form with a fluid void carved through its centre. Completed in 2020, it houses luxury residences, premium Grade A offices, and the ME Dubai hotel by Meliá. The Opus won Best Commercial Building at the Middle East Architect Awards 2018 and is recognised globally as one of Dubai’s most extraordinary architectural achievements.

ORLA is OMNIYAT’s flagship ultra-luxury residential development — 93 residences on a 29,000 sqm beachfront plot at the apex of Palm Jumeirah’s crescent, designed by Foster + Partners. Residences range from 2-bedroom apartments to 5-bedroom sky palaces and a unique Beach Mansion with private bowling alley, spa, and 10-car garage. All residences are serviced by the Dorchester Collection. ORLA Infinity — 20 ultra-luxury duplex residences within the project — sold out in August 2024, generating AED 1.4 billion at AED 10,000 per sq. ft.

In 2024, OMNIYAT expanded its corporate structure to OMNIYAT Group and launched BEYOND — a new premium brand targeting the wider luxury residential segment (below ultra-luxury). BEYOND’s first development is an 8 million sq. ft. coastal masterplan in Dubai Maritime City on the Jumeirah coastline, developed in partnership with Dubai Maritime City Authority. OMNIYAT Group is targeting an AED 100 billion total portfolio within five years, growing from its current AED 40 billion base. The group is also exploring opportunities in Saudi Arabia and the broader GCC.
