Arada
Destination Developer. Shaping Communities for Healthier, Happier Lives.
Dubai's Premier Master Developer
Arada is one of the UAE’s most dynamic and fastest-growing master community developers, founded in 2017 by two prominent figures: Sheikh Sultan bin Ahmed Al Qasimi (Chairman — Deputy Ruler of Sharjah, Chairman of Basma Group) and Prince Khaled bin Alwaleed bin Talal Alsaud (Executive Vice Chairman — Chairman of KBW Investments, son of Prince Alwaleed bin Talal). Arada is led by Group CEO Ahmed Alkhoshaibi, with a senior management team drawn from DAMAC, Meraas, and Emaar. The company launched with a focus on transforming Sharjah into a world-class living destination, and has since expanded into Dubai, Australia, and the United Kingdom. Within just eight years of founding, Arada has grown into a multi-billion-dirham developer with a AED 60+ billion portfolio and over 10,000 homes delivered. In 2025, Arada recorded AED 17.3 billion in sales — a 199% year-on-year increase — selling over 5,140 homes, exceeding its own AED 15 billion target by more than 15%. Group revenue rose 170% to AED 6.7 billion and EBITDA surged 174% to AED 1.6 billion. Arada awarded AED 12.7 billion in construction contracts in 2025 alone. Arada’s flagship development is Aljada — Sharjah’s largest-ever mixed-use megaproject, spanning 24 million sq. ft. in the Muwaileh suburb. Masterplanned to house 70,000+ residents at full completion, Aljada encompasses housing, a business park, retail, schools (SABIS-branded), hotels, and a leisure & entertainment complex designed by Zaha Hadid Architects. The development includes Madar, a family entertainment destination, and il teatro, a performing arts space designed by Japanese architect Tadao Ando. Over 7,500 of a planned 25,000 homes have been delivered. Masaar is Arada’s acclaimed ‘forested community’ series in Sharjah — gated villa and townhouse communities featuring a green spine of 50,000 trees. Masaar 1 (3,000 homes, Al Juwaiza) is approximately 50% complete; Masaar 2 (2,000 homes, AED 5.5B — sold out in 3 hours); and Masaar 3 (4,000 villas and townhouses — first two phases sold out on launch day). In Dubai, Arada’s landmark projects include: Armani Beach Residences at Palm Jumeirah (designed by Japanese architect Tadao Ando in partnership with Armani Group, completion Q4 2026), W Residences at Dubai Harbour (three towers, AED 1.55B construction contract with ECC, managed by Marriott International, completion 2027), Jouri Hills at Jumeirah Golf Estates, and Akala — the world’s first precision wellness destination between DIFC and Downtown Dubai (completion 2029). Arada has also built a growing lifestyle brand ecosystem: Wellfit (fitness clubs in Dubai and Sharjah), Zad (food truck parks), Manbat (Emirati farmers’ markets), and Artal (Emirati fashion). In 2024, the company acquired FitnGlam, The Platform Studios, and Fitcode gym brands. Internationally, Arada expanded into Sydney, Australia (AED 6B / AU$200M investment, 2,500 homes planned) and acquired UK developer Regal (now Arada London) in September 2025 for £500M initial investment, with a pipeline of 10,000 London homes pledged to grow to 30,000. Arada is Fitch and Moody’s rated and completed a $400M sukuk in 2024 from a $1 billion programme (3.5x oversubscribed).

Yes. Arada has formal credit ratings from both Fitch and Moody’s — an unusual distinction for a developer founded only in 2017 — and issued a debut $500 million sukuk in 2022. In 2024, the company established a $1 billion sukuk programme and raised $400 million in its first issuance, with an order book of $1.45 billion (3.5x oversubscribed), reflecting strong institutional investor confidence. The company delivers at a 96% on-time rate for post-2022 launches.
Armani Beach Residences at Palm Jumeirah is Arada’s ultra-luxury Dubai flagship — developed in partnership with Armani Group and designed by Pritzker Prize-winning Japanese architect Tadao Ando. Located on one of the last premium beachfront plots on Palm Jumeirah, it offers 2–4 bedroom residences (2,657–5,790 sq. ft.), with a 60/40 payment plan and completion targeted for Q4 2026. The project combines the Armani brand’s global prestige with Ando’s signature minimalist architectural philosophy.
Arada has rapidly expanded beyond the UAE. In 2024, the company entered Australia with a AU$200 million investment in Sydney (2,500+ homes across five New South Wales sites) and in 2025 acquired UK developer Regal (now Arada London) for an initial £500 million commitment — inheriting a pipeline of 10,000 London homes, pledged to grow to 30,000. In November 2025, Arada paid £225 million for an 80% stake in London’s Thameside West waterfront scheme at the Royal Docks. The company is also exploring opportunities in Saudi Arabia.
Yes. Arada’s Dubai projects (Armani Beach Residences, W Residences, Jouri Hills, Akala) are in freehold zones, fully available to foreign buyers. Arada’s Sharjah properties are available to GCC nationals, Sharjah property owners, and select categories of foreign buyers under Sharjah’s evolving ownership laws. Both Dubai and Sharjah markets offer flexible payment plans, typically starting with a 5–10% down payment and 60/40 construction-to-handover structures.
Arada has built an extensive lifestyle brand ecosystem alongside its development arm: Wellfit (fitness clubs across Dubai and Sharjah — expanded in Dec 2024 via acquisition of FitnGlam, The Platform Studios, and Fitcode), Zad (food truck park concept), Manbat (Emirati farmers’ markets, in partnership with UAE Ministry of Climate Change), and Artal (Emirati fashion brand). These brands are integrated into Arada’s communities, enhancing resident lifestyle and commercial diversity.
Arada, Emaar, and DAMAC represent different chapters in UAE real estate development. Emaar is Dubai’s founding mega-developer, known for iconic master communities and global landmarks. DAMAC specialises in ultra-luxury branded residences at scale. Arada — founded in 2017 — has emerged as the UAE’s fastest-growing destination developer, combining large-scale master community planning (Aljada, Masaar) with luxury branded residences in Dubai (Armani, W, Anantara) and a unique ‘lifestyle ecosystem’ strategy (Wellfit, Zad, Artal). Arada also offers significantly lower price points in Sharjah (30–50% below Dubai equivalents) alongside premium Dubai products.
